  • While home prices in Colorado can be tough, the good news is there are options for every price range. Getting Pre-approved is a quick and relatively easy process that will provide you with how much of a home you can afford.

  • Pre-Approval is a lenders conditional commitment stating how much you can borrow for a home, based on you specific qualifications.

  • Pre-approval takes about 2 days, depending on your individual factors, and what documents you might need to collect. You should expect to see about 15 homes before finding the one. And a typical closing is 30 days. So the home buying process could take between 45 days to 5 months, depending on available listings and how many homes you view.

  • Signing an Exclusive agreement with a real estate agent allows your agent to work as a coach from day one. This contract outlines agent responsibilities and allows your agent to negotiate for you even before you are under contract for a home. Additionally, the NARs Settlement of 2024 requires an agency agreement before we step into homes for viewing.
